Our stunning collection of new build properties feature a selection of aesthetically pleasing external brick and roof finishes, please speak with our sales consultant who will provide you with the details specific to the plot that you are interested in. All homes are fitted with white lockable uPVC double-glazed windows, soffits and fascias, and black uPVC rainwater products. Most house types also offer uPVC patio doors to the rear and all feature stylish black front doors with a 5-lever locking mechanism, chrome ironmongery and peep-hole. All plots will be connected to mains gas, electricity, water and drainage. |

Gardens Our properties have open plan soft landscaping to the front including turf and perennial planting. The rear garden boundary has 1.8 metre high close board fencing unless otherwise stated and there is also an attractive paved patio area to the rear. The remainder of the rear garden will be raked and topsoiled ready for you to design to your own landscaping needs, or if you prefer, we would be happy to arrange rear turf as an optional upgrade. All properties feature an external water tap for ease of garden maintenance. |

Bathroom/en suite/cloakroom Our specification includes a range of quality white sanitaryware by Twyford, with an electric Mira shower and screen over the bath (in properties without an en suite). A luxurious, fully tiled shower cubicle will be included in homes with an en suite. Finishes include chrome mixer taps with pop-up waste, extractor fan (except to cloakrooms which have a window), and complimentary centrally heated chrome towel rails fitted in both the bathroom and en suite. We offer an attractive range of Porcelanosa wall tiles in various styles and colour tones. Plumbing and electrics All of our homes offer a fully programmable Baxi gas central heating system with thermostatic radiator valves and mains-powered smoke and carbon monoxide detectors. The specification includes TV aerial points and BT sockets in the lounge and primary bedroom, as well as fibre internet connection. All rooms offer single pendant light fittings with spotlights in the main bathroom and en suite. Our homes benefit from an external 13-amp socket which is also suitable for providing a 3kW charge for an electric vehicle. As standard, all homes have a front exterior security light fitting and there is power and light to the garage where applicable. |

Design plans and NHBC warranty
After the initial reservation of your dream home, you will be invited to an appointment with our sales consultant to view the construction drawings and plans for your individual plot. Upon ownership, your fabulous new home will benefit from a new home warranty provided by the NHBC. |

Optional upgrades Depending on the stage of the build, Viola Homes can offer a comprehensive range of high-quality optional extras which will allow you to personalise your specification. These include silver and gold range kitchen units, worktops, cupboard door handles, sinks, taps, NEFF or Lamona appliances, under-cupboard lighting, full or half height tiling to the bathroom, en suite and cloakroom, additional sockets and television/ telephone points, USB-enabled sockets and media plates, intruder alarm, carpets, floor tiles and vinyl, turf to the rear garden and additional paving.
